CapRate Commercial Real Estate Advisors was founded in 2016 on the basic principle that we, as an intermediary and service provider, exist to help owners obtain their personal and professional aspirations. We believe that all real estate owners can benefit from sophisticated investment services regardless of the size and composition of their portfolios. Our company delivers on this promise by providing best-in-class brokerage and advisory services to private capital clients.

The private capital market segment is underserved by the existing large intermediary and service provider models, and we knew that we could build a system that better serves the clients and sales force.

Two of our primary causes of interest are supporting the military – active military, veterans, and their families – and alleviating homelessness. We do this through hands on volunteering, financial support, and hiring outstanding individuals whenever possible.

Second, they must ensure that the sales force and back office have the tools necessary, in training and technology, to provide the greatest service to our clients.

Bill Berthiaume

William J. Berthiaume, II

Co-Founder, President, and Broker

William J. “Bill” Berthiaume, II is the Co-Founder, President, and Broker of CapRate Commercial Real Estate Advisors. Bill brings more than 16 years of brokerage sales, business development, capital raising, underwriting, strategic partnerships, and acquisitions and dispositions to the firm. He has personally brokered over $90 million in real estate transactions representing well over 2 million square feet of apartment space. In addition, he has participated or negotiated transactions totaling more than $100 million. He has received multiple awards recognizing his sales, negotiation abilities and ability to navigate and execute difficult transactions. He is proud to have had the opportunity to mentor and manage many successful professionals in sales and brokerage. Mr. Berthiaume is passionate about real estate and thrives on the challenges associated with the business and deal structure. He and his wife are active in charities focusing on helping our veterans and children based charities. In addition to his charitable efforts, he enjoys volunteering to coach youth sports with a focus on developing young people to aspire to great heights through lessons learned through sports participation. He is a third generation Florida native and currently lives in Royal Palm Beach with his wife, Jennifer, and their two daughters.
